However one has to be careful that the tree line or single level villa in the front, that can build up, can not take away the sea view that you have paid a premium for!  There are also properties that have a sea view but have a cold orientation which will mean cold winters. The naya is where you normally sit to enjoy your sea view, so if you are sat down facing North, NE or NW the winters will be much colder. East or West is also on the cold side as there is not much energy in early or late sun but it is not too bad. South East is warmer by comparison, especially if it has a nice sea view to enjoy. South and South West is the very best orientation to enjoy warm winters from your naya.  Orientation needs a lot of consideration, especially if you want to spend a lot of time here in the winter.
